Additional Lot Purchase Information

Options for purchase:

  • Buy a finished home or a new home under construction
  • Buy a lot and home package and choose colours and features
  • Buy a lot and build your own dream home

Lot Information:

All lots are approximately ½ an acre (or slightly bigger), with the exception of Greely Orchard Estates which offers 2 acre home sites. In most cases, wells and septic systems must be built by the purchaser as the subdivisions are not connected to City water and are not subject to City water and sewer charges. Most home sites are serviced with main access to gas, hydro, Bell telephone, and cable systems at the lot line.

Purchase of an existing home or lot:

When purchasing an existing home or lot, please ensure you have read over the Owners Association Information and the Covenants. Contact the Owners Association to obtain a status certificate before closing. Home sellers should have their wells and septic systems inspected before selling.

Purchase of a new lot:

When purchasing a new lot, please review the standard Agreement of Purchase and Sale, the price lists (under Sales Information for each community), the Design Review Process, The Design Review Application, Owners Associations details, if applicable, and other materials to become familiar with the operation of the community.

The Agreement of Purchase and Sale

An agreement of purchase and sale is prepared at our office and signed by all parties. A non-refundable 25% deposit is normally required at this time. Please note that we will not negotiate amendments to the standard form. Price reductions will not be accepted.

Lot Closing

The closing on the lot would usually occur within 30 days and the balance of the purchase price, GST etc. would be due at that time.

Design Review Application Process

All homes require Design Review Approval. Acceptable exterior finishing materials are wood, brick, stone or stucco. Please contact the office if you wish to have a design review pre-consultation before obtaining official house plans. Within 30 days of submission, the design review application will be approved and the steps required for building your custom home can begin. Purchasers have up to 5 years to build; however, once construction begins, your home must be completed within one year.

Owners Associations

The owner must pay a fee each year (on January the 1st) for the Owners Association (with the exception of Greely Orchard for which there is no Owners Association). The amount is dependent on the Owners Association. This fee must be paid regardless if a house has been built on the lot yet or not.

Security Deposits for City of Ottawa Culvert and Grading Requirements

A deposit (currently $2000) is collected upon closing of the new property and returned to the purchaser after culvert and grading inspection has been completed and the City of Ottawa requirements have been met.
