Property Design Guidelines & Visual Examples
- Approved Materials: Wood, stone, brick, and stucco are the only acceptable materials.
- Vinyl siding, imitation wood, and all other materials will not be approved.
- Placement: Exterior structures must be placed in a discreet or screened location.
- Integration: All structures must be integrated into the property's natural landscape.
- Delineation: Fences or hedges used solely for simple property line delineation will not be approved.
- Screening: Proper screening is required to maintain aesthetic appeal for neighbors and passersby.
- Prohibited Areas: Not permitted in front yards, on community trails, or within drainage easements.
- Privacy Preference: Tree clusters are preferred over hedges for creating privacy screens.
- Motorized Vehicles: Unlicensed vehicles, ATVs, snowmobiles, and motorized watercraft are strictly prohibited on all subdivision lands and lakes.
- Commercial & Large Vehicles: Parking for buses, commercial vehicles, and vehicles with more than a 1/2 ton capacity is not permitted.
- Recreational Vehicles: The parking of motor homes, trailers, and recreational vehicles is prohibited on any part of the lot.
- Vehicle Maintenance: Long-term parking for vehicles under repair or those not in good working order is not allowed.
- Derelict Vehicles: Derelict vehicles may not be stored or parked on the property.
- Review Scope: Exterior finishing is a required component of the design review for all exterior structures and landscaping applications.
- Approved Materials: Wood, brick, stone, and stucco are the only acceptable finishing materials.
- Prohibited Materials: Siding and all other materials will not be accepted for review.
- Inground Pools: Must include an enclosure that meets all standard fencing design review guidelines.
- Aesthetic Buffers: Screening or a vegetative buffer is required to maintain the community's aesthetic appeal.
- Above-Ground Requirements: Must be 100% screened from view from the street and all neighbors.
- Visual Restrictions: Bare walls of an above-ground pool must not be visible from any angle
- Written Consent Required: No person shall cut down or damage any tree greater than ten centimeters in diameter without prior written approval.
- Excavation Exceptions: Approval is not required for trees located within an area to be excavated, provided the excavation plan has received Design Review approval.
- Preservation Focus: Homeowners are strongly encouraged to emphasize the retention of pre-development tree cover to maintain the natural character of the community.
